What we look after

Preparing to rent: a rental appraisal considers the home, its presentation, location, tenant demand and comparable rental properties. Discuss any work and records needed before advertising.
Finding a tenant: we handle rental enquiries, viewings and applications, with reference and consented credit checks as appropriate. Tenant selection must be fair and lawful.
Looking after the tenancy: inspections, repair coordination and tenant communication help identify issues that need attention. Confirm inspection arrangements in your management agreement. Maintenance is sent to the owner for approval before work proceeds, except genuine emergencies requiring immediate action.
Keeping track of income: rent collection, payment follow-up and owner statements help you keep sight of the property’s income and expenses.

Compare our management options

The following fees are exclusive of GST. Ask for the current written management agreement and confirm the services and charges for your property before signing.

Standard Management

Management fee: 8.5% plus GST of gross rent collected.
Maintenance and water administration: 8.5% plus GST of the relevant invoice total, where applicable.
Letting fee: one week’s rent plus GST.
Initial inspection: $100 plus GST. Routine inspections: $50 plus GST each.
Routine inspections are usually every three months, with the schedule checked against the owner’s insurance requirements.

Comprehensive Management

Management fee: 12.5% plus GST of gross rent collected.
Letting fee: one week’s rent plus GST.
The Healthy Homes report, annual smoke alarm check, initial inspection and four annual routine inspections are included.
No separate repair, maintenance or water administration charge.
Available for a 12-month management term where weekly rent is more than $500.

Both options include tenant selection and vetting, arrears management, rent reviews, detailed reporting, Trade Me advertising, tenancy agreements, photographs and virtual tours. Discuss how each option would work for a coastal home, a rural rental or a property with shared services.

Before you appoint a property manager

Ask for a written explanation of the management fee, GST and any separate letting, advertising, inspection or maintenance charges. Confirm what is included, how often you receive reports, who approves repairs and how urgent issues are handled. The agreement for your property should be the reference for these arrangements.

If you already have a manager, bring your current management agreement to the discussion. Check its notice and handover requirements before setting a changeover date. Ask how tenancy records, keys, inspection reports and any open maintenance issues would be transferred.
